When developers Kevin Smith and D. Logan considered this land, they envisioned something different from a 1,500-home community. They wanted to return to a simpler time, giving people the freedom to use their land as they saw fit.
Whether it’s riding horses, tearing up trails on dirt bikes, or shooting clays, their goal was to let you decide what your land becomes.

Will there be an HOA at Kingbird?
Of course! But think outside the box about what that entails in a neighborhood with only ~27 owners total…
While there are no land restrictions, this is a high-end, gated, freedom-focused community. Kingbird spans 1,100 acres, with only 38 parcels total, and only ~27 owners total. This is going to be a tight knit community, the HOA’s role is not to govern but to uphold the community’s vision and maintain its appeal.
When they say the community is inspired by Yellowstone, they’re referring to its architectural style. The developers aim to keep the neighborhood’s design consistent with this theme by utilizing a developer-run Architectural Review Committee (ARC). This ensures the design integrity of the entire community, creating a cohesive and harmonious aesthetic throughout.
The neighborhood features hundreds of acres worth of retention ponds, berms, multiple gates, a barn with ranch hands, stables, a show arena, grazing pastures, and designated areas for livestock. PLUS, construction on community amenities is underway, including a lakeside pavilion, aptly named The Back Porch, putting greens, multiple fire pits, and more!
The HOA’s goal is to keep the property well-maintained while allowing residents to enjoy their freedom. For example, you can have a Prevost, but it must be stored in an enclosed structure. You can keep chickens, but they shouldn’t roam the streets. No mobile homes, no chain link fence. The focus is on balance: living as you please while preserving the land and neighborhood’s integrity.
Remember, the home you build is entirely up to you. It is “Your Land, Your Way.” Each parcel owner can choose their own builder for homes ranging from 1,500 square feet to large, 5 bedroom estates, or even multiple houses on one lot if that’s something you’ve considered!
FAQ
Neighborhood roads will be paved with reclaimed stone, and utilities are currently being added. The main gate was recently installed.
Septic and well systems will be available, with all utilities placed underground. Security cameras are installed, and fiber optic coming soon.
There are no land restrictions, but the HOA maintains community standards. (See HOA info above)
There are no time requirements to build. You can purchase the land and hold it for years or start building right away!
